Why Velux Flashings Fail in Salisbury

Condensation appears as droplets on the glass or frame surface — typically in the morning in cold weather — and does not track down from the window edge. Flashing failure produces water that appears at the window frame edge, at the junction between the frame and the adjacent tiles, or at the reveal inside the loft. Persistent water at the frame edge after rain is a flashing failure, not condensation.

The EDW standard flashing kit lasts approximately 10–15 years on average UK conditions. On south-west-facing slopes, plateau locations (Old Sarum, Larkhill) with high UV and thermal cycling, and in exposed positions, the lower end of this range is realistic. BDX and BFX upgraded flashing kits from Velux last significantly longer and are worth specifying on exposed positions.

Sealant on Velux flashings is a temporary repair that typically lasts 1–3 years before re-failing. It does not address the underlying flashing failure and can trap moisture behind the frame causing timber damage. Correct flashing replacement is the appropriate repair — it is a half-day job per window and our standard recommendation for flashings over 12 years old.

Standard Velux double-glazed roof windows have a U-value of approximately 1.3–1.6 W/m²K — lower than surrounding well-insulated roof deck but better than single glazing. Triple-glazed Velux options are available with U-values around 1.0 W/m²K for better thermal performance. For loft conversion rooms, upgrading to triple glazed is worthwhile.

Velux does not endorse installation in thatched roofs and most thatchers advise against it due to the fire risk at the junction and the difficulty of making the junction weather-tight in thatch. Specialist flat-glass roof lights designed for thatch are available from dedicated suppliers.

For habitable room use (bedroom, study), the glass area should be at least 10% of the floor area for adequate natural light. For a 12m² room, you need at least 1.2m² of glass area — typically a 78x118cm or 78x140cm Velux. We advise on sizing at survey.

Velux is the dominant brand but not the only option. Fakro, LAMILUX and RoofLITE are alternatives with similar performance.
